What Is a Private Caveat?

A caveat is a legal notice lodged at the Land Office that prevents a property from being sold or transferred without your consent. It protects your interest when there is a legal or financial relationship with the property.

We assist clients in lodging, maintaining, defending or removing caveats throughout Malaysia.

A private caveat (Form 19B) is registered to protect your claim or interest, such as:
• You signed an SPA
• You loaned money and property is collateral
• You invested in property development
• You are a beneficiary in disputed estate
• You are involved in a property dispute
• You fear the owner may transfer the property

You should lodge a caveat if:

When Should You Remove a Caveat?

Remove the caveat when:
• A transaction is completed
• Mortgage/charge is registered
• The claim is resolved
• Caveat was lodged wrongfully
